480 Swan Street, Built’s 22nd project with Charter Hall, stands as a testament to our collaborative and trusted client-builder relationship.
Located in the heart of Melbourne’s vibrant Richmond, this 12-storey, 32,000m² PCA A-Grade commercial and retail development serves as the new headquarters for anchor tenant Australia Post. Delivered under a design and construct (D&C) contract, the scope included the demolition of an existing structure, a two-level basement and 12-level structure. We also delivered 1,000sqm of retail space on the ground level, an end-of-trip facility with 1,000 lockers, and completed warm shell spaces on the commercial floors, ready for future tenant fitouts.
Our sustainability team diligently ensured the construction of the asset under a carbon-neutral framework, minimising environmental impact throughout the building’s lifecycle. This commitment is reflected in the achievement of top-tier sustainability ratings, including a 6-star Green Star rating, 5-star NABERS Energy rating, 5-star NABERS Indoor Environment rating, and 4-star NABERS Waste rating. Additionally, the project is pursuing WELL v2 Pilot core Platinum certification, emphasising our dedication to occupant health and wellbeing.
Charter Hall and our team committed to making a valuable contribution for the local community. This led to a collaboration with our charity partner Re Love to launch the Crate of Kindness initiative. The Crate of Kindness initiative stored new and second-hand furniture and household items on the 480 Swan St site during its construction, preventing these items from ending up in landfill. Volunteers from Built and Charter Hall procured the furniture, which was then distributed to those in need. Together, both companies committed a financial investment of $120,000 and 327 volunteer hours. These efforts resulted in us winning the 2023 Excellence in Community Engagement category at The Urban Developer Awards for Industry Excellence.
